Big Plans for South Broad

CHATTANOOGA, Tenn. (WDEF) – A major new development could soon reshape part of Chattanooga’s South Broad Street corridor. 

The Chattanooga-Hamilton County Regional Planning Commission Meeting took place today to discuss further approval of the plans.

A multi-story, mixed-use project is being planned just south of the Dollar General at 3120 Broad Street. 

The 4.7-acre site is already zoned for urban general commercial use, but developers are requesting updated building footprint standards under the latest version of that zoning form. 

The land is currently owned by 33 MU LLC, based out of Knoxville.

Plans for what is being called “Station 33” include a mix of residential, retail, office, and hospitality space. 

That includes an 80,000-square-foot residential area, 60,000 square feet for offices, and over 16,000 square feet dedicated to retail. A 13,000-square-foot food hall is also in the works.

One of the key features of the development is a 100-room boutique hotel that will rise five stories, along with an apartment building of the same height. Other buildings in the project would range from two to four stories. 

A parking garage with at least 400 spaces is also part of the projected plans. 

Developers say they are aiming to bring a vibrant mix of uses to this growing part of South Chattanooga.
