Historic Patten Parkway Facing Demolition
CHATTANOOGA, Tenn. (WDEF) – A historic stretch of Patten Parkway in downtown Chattanooga could be replaced by a 12-story mixed-use development as Nashville based Evelyn Capital pursues a rezoning request for the north side of the street.
The brick buildings were constructed in the 1880s by the Cincinnati Investment Company and were owned for decades by attorney Selma Cash Paty, who acquired most of this block in 1972.
Her heirs sold the properties to Evelyn Capital in March of 2023.
The developers are proposing 266 residential units along with commercial space on the ground level.
The plans include 79 studios, 76 one bedroom and one bath units, and 111 two bedroom and two bath units.
The new structure would be built directly behind the Tomorrow Building, formerly the Ross Hotel.
Some neighboring businesses say they were not aware that the proposed redevelopment and rezoning request were moving forward, raising concerns about how quickly the project is progressing.
Patten Parkway is listed on the National Register of Historic Places, and the proposal comes as Chattanooga continues to see several long-standing sites face redevelopment.
To move forward, the project requires a zoning change to D CX 12.
The rezoning request is scheduled for consideration at the next Chattanooga Hamilton County Regional Planning Commission meeting, set for one p.m. next Monday at the County Courthouse.
