Chattanooga’s North Shore experiencing a significant growth

CHATTANOOGA, Tennessee(WDEF) – North Chattanooga is experiencing the type of growth that requires construction almost everywhere you look.
 
While construction crews replace sidewalks and old underground gas lines throughout parts of North Shore. WDEF found other crews busy working on various projects to improve the area.

"We’re replacing the alley way," said Construction Worker Donnie Ross.

From the opening of a new grocery store on Market Street to a popular restaurant and night club that relocated from downtown Chattanooga to Cherokee Blvd., North Shore is experiencing a significant amount of attention.

"North Shore probably is the it place," said Keller Williams Realtor Charlotte Mabry.

"Even downtown we’re seeing people coming across the river on foot or city bikes to explore around here," said Business Owner Katherine Burger.

New businesses are moving into the area and more homes are under construction. This past year alone, construction of two new apartment buildings have been completed.
 
"It’s the really happening hip place to be. Everybody wants to live here and so we went from having housing be plentiful to being a little tough find something today," Mabry said.

But North Shore growth has a downside associated with the construction of new homes and apartments. 

"When you see growth and interests in an area, it does make pricing go up. So if you’re selling something in the North Shore area, woohoo, that’s great.  It’s a great time to sell," Mabry said.

But if you’re purchasing or renting, be prepared to shell out more money because location, location, location can be expensive.

For example:

Last year, the average listing price for a north shore home was around $245,000. This year the average is up to nearly $263,000. The average home price per square foot  went up from $122 last year to $126 this year.
