UPDATE: East Ridge Planning Commission vote to approve rezoning plan for hotel, indoor water park

EAST RIDGE, Tenn. (WDEF)- A Chattanooga company says that a hotel could be coming to East Ridge.

The plan to rezone an area in East Ridge for a hotel and indoor water park is moving forward after tonight’s Planning commission meeting.

Despite opposition, they voted to push the project forward and it will be in the hands of city council as early as next month.

There was one ‘No’ from the commission and then another planning commission member chose to abstain for conflict of interest reason.

The majority voted yes to the rezoning request that could lead to a new Marriott hotel and an indoor water park to be built at the intersection of Frawley and Ringgold Road.

Most agree that it will bring large economic growth to the city of East Ridge.

Mike Chauncey, commission chair who is running for city council, says, “the residents in East Ridge have really been crying out about something new, about something creative, something different and this is the perfect opportunity for them to have that.”

Dynamic Group and Atlas Land Development plan make a $14 million investment to build the 25 thousand-square foot indoor water park, and say it will be one of a kind.

The resident who will be adjacent to the property Jeff Ellis has some concerns.

Ellis says, “I’m not saying I’m for it or against it I just want to know what security is available.”

The council heard his concerns and passed this rezoning application with conditions that they modify the plans to not impact his property.

Monday night was the first time that many residents found out about the project and they weren’t pleased.

One resident spoke saying, “can you all notify us of the next two meetings that you’re going to have pertaining to this rezoning?

Chauncey says, “Yes absolutely.”

Kari Ingle, a concerned citizen says, “We’re just concerned now about the security. That would be an issue in our neighborhood, we are concerned about the noise that will be a concern in our neighborhood, the added noise, you know because we already have a lot of noise from the speedway so we were concerned and we wanted to come and voice are opinions and find out more information because we knew nothing before tonight.”

City officials say a notice was sent out, but they will make sure that every resident on Pine Bluff Drive and around that general area is notified before it hits the city council members desks.

Citizens will have two more opportunities to voice their concerns about the project.

This could be presented before the city council as soon as November 8th.

If approved, construction will begin in May and expected to be complete by the Summer of 20-20.

“We are extremely excited to create a new destination and experience for residents and visitors to the Chattanooga area,” said Roshan Amin, CEO of Dynamic Group. “East Ridge is a great location for families to enjoy. I think the water park will appeal to people who live in southeast Tennessee, north Alabama and north Georgia, including families visiting Camp Jordan, as well as tourists visiting Chattanooga or families traveling on I-75 or I-24 to and from Florida. Local visitors from East Ridge will get a discount for non-hotel guest waterpark admission.”

The project will have a total of three entrance/exits from Frawley Road and Ringgold Road to reduce traffic concerns.

The combined hotel/water park project is a joint venture between Dynamic Group and Atlas Land Development, a sister company that develops non-hotel related projects.

The project includes a $14 million investment to build the 25,000-square foot indoor water park.

The company says this will be the first in southeast Tennessee.

“An indoor water park allows for year-round fun regardless of the weather,” said Amin. “There is nothing like it in our region.”

Preliminary architectural designs have been completed for the building, but the features of the water park are still being designed, and the park has not yet been named.

Dynamic Group has a verifiable track record for their developments. Representing an investment of $13 Million, the 104-room TownePlace Suites by Marriott will be the fourth hotel developed by Dynamic Group in the Chattanooga area. Others include Holiday Inn & Suites in downtown Chattanooga, TownePlace Suites in Cleveland, Tennessee, and Staybridge Suites at Hamilton Place in Chattanooga.

The hotel and water park development will create more than 100 permanent jobs and about 200 temporary construction jobs, according to Amin.

“We foresee more economic development—such as full service restaurants, retail and more tourism-based businesses—occurring in the area surrounding our hotel and water park,” said Amin. “Both hotels and water parks draw tax revenue into our local communities paid by visitors that are not necessarily from our community. When taxes are paid by visitors, that reduces the need to increase taxes on our local taxpayers.”
